It is essential to be as accommodating as possible when the market conditions do not necessarily favour home sellers. However, everyone understands that you have to live your life and that everything may not be perfect. Don’t get me wrong, that does not mean making any effort and leaving everything as is. Having a checklist handy is an excellent way to ensure you do not forget anything. Also, If you don’t want your lights left on all day, leave a note for whoever is coming to turn them off.

You may not have time to do everything. Here are our Top 10 items not to miss:
  1. Make sure the kitchen counters are clear and clean
  2. Leave lights on 
  3. Make beds
  4. Set appropriate temp (warm in winter, cool in summer) 
  5. Hide pet stuff
  6. Tidy up toys
  7. Shovel & Salt (winter)
  8. Leave the pool area today (summer)
  9. Bathroom once over
  10. Hide Laundry

In our experience, potential home buyers often make up their minds within a few minutes of entering a property, sometimes before they even get inside! It is almost impossible to recover from a negative first impression. If the home buyer isn’t impressed at the start, they will continue down a negative path. It is just human nature. If we ensure a great first impression, they are far more likely to ignore a little mess in the basement or kids’ rooms.

Our job is to get people to make appointments and visit the house, and we can’t be there to prepare it for every showing.
